The following services will be provided to help you locate your new home:

  1. Buyer Counseling Session:
• I will conduct a buyer counseling session to discuss your needs and goals, and to plan the search for your property.

  1. Buyer Agency:
• I will discuss agency alternatives for you and the sellers.

  1. Financing Pre-Qualification:
• I will offer to arrange a pre-qualification or pre-approval appointment with a reputable lender to identify your range or affordability and to increase your negotiating strength.

  1. Coldwell Banker Team Search:
• I will present your property search criteria to our local Coldwell Banker sales team. My goal is to present you, when possible, with properties as they debut or before they appear on the open market.

  1. Property Showing:
• I will show you properties that meet the criteria you have selected.

  1. Property Evaluation:
• I will discuss the positive and negative features of a property that may affect its value and future resale.

  1. Property Disclosure:
• I will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to me.

  1. Review of Written Seller Disclosure:
• I will thoroughly review with you the seller’s written disclosure statement to enable you to accept or specify the remedy for each fault disclosed.

  1. Appraisal Contingency:
• I will explain to you the appraisal contingency.

  1. Home Warranty:
• I will explain to you the option of a home warranty plan to reduce your risk or repair when purchasing a property.

  1. Home, Termite and Other Inspections:
• I will recommend that you obtain professional home, termite, and other inspections. I will work with you to request that the seller remedy the items you specify after your review of the inspection reports as your offer to purchase specifies. I will prepare this list and will deliver it to the seller’s representative.

  1. Offer Preparation:
• I will prepare a written offer on the property you choose to purchase, with terms approved by you.

  1. Negotiation Strategy:
• I will prepare a negotiation strategy for the property you have selected, including a written Comparative Market Analysis and advice on the initial price and terms to offer (where permitted).

  1. Offer Presentation:
• I will endeavor to present your purchase offer directly to the seller in the presence of the listing associate. When that is not practical, I will deliver the offer to the seller’s representative via fax or email and will follow that up with a phone call to discuss the offer.

  1. Final Walk-Through:
• I will accompany you on a thorough walk-through of the property before Close of Escrow, and I will assist you in dealing with any problems discovered during the walk-through.

  1. Closing the Sale:
• I will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.

  1. After Sale Service:
• I will contact you after the closing to follow-up on remaining details or service needs.

  1. Service Satisfaction Survey:
• I will provide you with a confidential opportunity to give an evaluation of my services.

  1. Contractor Suggestions:
• I am happy to assist you with the contact information for various contractors and service providers. If I give you the name of any service provider, contractor or entity for any purpose, it is your responsibility to investigate and evaluate their qualifications and licensing status. Any decision you make to enter into a contractual relationship with any of the referrals provided to you by us will be based solely upon your investigation and evaluation. I am providing these referrals to you as a convenience only. Please understand that it is impossible for me to guarantee that anyone I refer to you will not make a mistake. If you should have a problem with anyone I suggest, you should contact them directly and request that they fix the issue. If they do not, you have the right to file a complaint with the Registrar of Contractors or Better Business Bureau.

• Vicki Watson’s regular business hours are Monday through Friday, 9:00am to 5:00pm. Saturday and Sunday are by appointment only, due to demand. If you need assistance outside of my regular business hours, please still feel free to call/text me. If you would like to schedule an appointment to meet or see homes outside of my regular business hours or on weekends, please let me know in advance, as home showing appointments require advanced notice.

• Melanie Anderson and Ryan Fairbairn are my assistants. Ryan is a licensed REALTOR and can assist you with any questions you may have. Their regular office hours are Monday through Friday, 8:00am to 5:00pm.

• On weekends, Dianna is our Office Receptionist. She is in the office Saturday, 9:00 am through 4:00pm and Sunday, 11:00am through 3:00pm.

• I return phone messages within 24 hours during the week, and calls over the weekend on Monday. My email is checked at least several times per day, including weekends.
